What do you think of when your hear Denver, Colorado? I have heard many answers to this question - some flattering and some misunderstood. Denver has transformed into an elite city over the years and has a multitude of activites to offer. Denver has over 300 days of sunshine per year and for the most part the weather is mild throughout the winter (yes, it can get cold and snow, but that usually lasts for less than a week). The summers are warm, but it's a dry heat. The air up here is dry and compared to humid climates, the mosqito/ fly population is minimal. The warmth and sunshine allows for year round golf, cycling, hiking and just about any other outdoor activity. Don't underestimate the power of the sun as it will put you in a good mood. Also, don't worry too much about the altitude as it takes a couple of weeks to acclimate - you'll love how you feel when you visit the lower elevations.
Denver is just a great city with more things to do that could ever be put down on paper, although I will highlight some of the main attractions. Click this link to view some of Denver's main attractions.
Home Buying and Home Selling Webinars are complimentary and are meant for educational purposes only. Sit back and relax in front of your computer while you learn what it takes to buy and/ or sell a home. Webinars are about an hour and there is no obligation.
Home buying webinars cover the following information - financing options, using the IDX MLS to create pertinent searches, who are the major sellers out there and what should you expect from them, how to formulate an offer, what is a pre-approval and why is that important, what are your responsibilities when under contract, what are the main due dilligence periods while being under contract, and what should your expect at the closing table.
Home selling webinars cover the following information - what should you price your home at and why, how do you get your home in showing shape, should you hire a stager, or not, what to expect when your house is on the market, what should you do when you get an offer, what are your responsibilites when under contract, and what should you expect at the closing table.
Also known as Bank Owned, Lender Owned, or Government Owned, these properties offer the ability to get into a home for less (sometimes a lot less) than a regular re-sale home. Keep in mind that when buying a Foreclosure, often you are not buying a home that was well-cared for and most often there needs to be work done to these homes to make them "liveable". But, that is why they are less expensive than regular homes. These homes are also very attractive to investors as they can either fix / flip them, or fix them and rent them. Many investors are seeing great returns currently by buying these types of homes and renting them out. Foreclosures can be a great investment, but you need to make sure that you are not buying a "money pit". This is why you want a Realtor who can make sure that you don't get into a no-win situation.
